RESIDENT SELECTION CRITERIA - PLEASE READ CAREFULLY

All Adult applicants 18 or older must submit a fully completed, dated & signed residency application and fee. Any person which will be residing in the home that is 18 years or older is considered an adult applicant and must apply as such.

Applicant must provide proof of identity. A Nonrefundable application fee will be required for all adult applicants. 

Applicants must have a combined gross income of at least THREE times the monthly rent. We reserve the right to require a cosigner or guarantor.  

Credit history and or Civil Court Records must not contain eviction filings or landlord collections.

Self-employed applicants may be required to produce upon request 2 years of tax returns or 1099s and non-employed individuals must provide verifiable proof of income.

All sources of other income must be verifiable if needed to qualify for a rental unit.

Criminal records must contain no convictions or crimes involving violence, assault or battery, drugs, firearms or sexual offenses. In the event a record comes back "adjudication withheld", "nol-prossed", or "adjudication deferred", further documentation may be required and applicant may be denied on this basis.

Previous rental history reports from landlords and public records must reflect no eviction filings, timely payment of rent, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination.

Pets require special permission from individual landlords (with the exception of medically necessary pets for the benefit of the occupant(s)) and are not  permitted without specific written permission of landlord in the lease document, an addendum to lease, a non-refundable pet fee acceptable to landlord and/or additional security deposit or monthly rent increase as may be required by landlord. The number of occupants must be in compliance with HUD standards/guidelines for the applied home.

Applicants will be required to pay the full 1st month's rent within 48 hours of application approval and lease signing. Initial payments MUST be in the form of money orders, cashiers checks or certified funds.

1st full month's rent is due and collected upon signing of the lease to secure your home until your move in date. These funds will be applied in full towards your 1st full month's rent per your new lease and will be forfeited in the event you do not move into your new home.

Any exceptions to our company's criteria will need to be submitted in writing to HPW Rental Management for presentation to the landlord for consideration. If approval is then given for such exceptions, additional security, cosigners, and/or additional rent payments may be required.

Our company policy is to report all non-compliance with terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau and/or a collection agency and if the amount is disputed, it shall be reported as disputed in accordance with legal requirements.
